Environmental Search

Purpose:
An Environmental Search checks environmental and land-use data to highlight contamination risks and natural-hazard concerns.

What It Covers:

  • Flood risk (river, surface water, coastal, or groundwater)

  • Historical land use and potential soil contamination

  • Nearby landfill, industrial, or chemical sites

  • Subsidence, ground stability, and radon gas exposure

  • Energy and infrastructure projects (wind farms, HS2, etc.)

Why It Matters:
A clean environmental report reassures lenders and buyers that the property isn’t affected by pollution or flood risks that could impact insurance, mortgage approval, or resale value.
